Real estate purchases these days bring together many service
professionals before the keys are handed to the new home owners.
Choosing a reputable Home Inspector is an important component in
finding your dream home.
Home buyers enlist the services of a Home
Inspector as another layer of due diligence.
A Home Inspector’s
role is to provide their professional opinion of the condition of all
the major home components and home systems focusing on items that
are:
·significantly deficient
·unsafe
·near end of service life
As of April 1, 2009, all Home Inspectors in British Columbia are
required to be licensed by the Consumer Protection BC. There are
industry Standards of Practice and Code of Ethics that are adhered
to.
Questions you can ask the Home Inspector:
· How long have they been practicing full time?
· Are theymulti-inspector firm or independent?
· What past related experience do they possess?
· What type of post service support is provided?
· What reporting style is the inspection report?
· What type of
tools do they use to perform the home inspection?
· Do they include
photographs and illustrations for reference?
· How long is the
home inspection process?
· Can you shadow
the Home Inspector during the inspection?
· How much time
is included for the on-site walk through?
· What is the
price for their services?
· Which Home
Inspection Association are they a member of?
· Are they
members of other recognized associations?
Bottom line: We recommend contacting at least three Home
Inspection companies and ask all the relevant questions directly with
the Home Inspector. Many consumers rely on pricing as the main
deciding factor. It’s important to feel comfortable with your
first communication with your Home Inspector, to have your Home
Inspector provide expert advice, excellent communication, and
thorough reporting of the facts. A home purchase is a large
investment, it is worth investing in a dependable Home Inspection
professional.
